The East Valley of the Phoenix metropolitan area is anchored by the cities of Chandler, Mesa, and Gilbert, while also including Tempe, Queen Creek, Apache Junction, San Tan Valley and several surrounding municipalities. Collectively, this region represents one of the fastest-growing residential corridors in Arizona and plays a major role in the continued expansion of the Phoenix metropolitan economy.

Unlike Scottsdale—which is widely known for its golf resorts, luxury homes, and destination lifestyle—the East Valley has built its reputation around master-planned communities, excellent schools, public parks, and family-centered neighborhoods designed for full-time residents.

For many relocating buyers, the East Valley represents a very different opportunity within the Phoenix market. It is not primarily a luxury destination. Instead, it is one of the most important housing markets for young families, first-time homeowners, employer-hub with job opportunities, and long-term real estate investors accommodating those residential needs.


Master-Planned Communities Built for Family Living

One of the defining characteristics of the East Valley is its concentration of modern master-planned communities. Cities such as Chandler, Gilbert, and Queen Creek have been carefully developed with family life in mind.

These communities typically feature:

• newer housing built within the past few decades

This planning approach creates neighborhoods where daily life—school, recreation, shopping, and community events—can happen close to home. For families relocating from other states, the East Valley often feels organized, convenient, and community-focused compared with older metropolitan areas.


A Major Technology and Semiconductor Employment Corridor

The East Valley is also one of the largest employment engines in the Phoenix metropolitan region, particularly in the technology and semiconductor industries.

Intel, one of the world’s largest semiconductor manufacturers, operates a major campus in Chandler, which has been a cornerstone of Arizona’s technology sector for decades. Thousands of engineers, technicians, and support staff work in this corridor, creating steady housing demand across the East Valley.

Nearby Tempe adds another economic driver through Arizona State University, which supports innovation, research, and a highly educated workforce entering the regional job market each year.

Together, these employment centers help sustain the East Valley’s population growth and create strong long-term housing demand.

Chandler Airport and Future Regional Importance

Another emerging factor influencing the East Valley’s long-term growth is the continued development surrounding Chandler Municipal Airport.

While the airport primarily serves general aviation today, its infrastructure and surrounding business development position it as an important aviation hub for corporate and regional aviation activity in the future. Airports often serve as economic anchors, attracting aerospace, manufacturing, and technology companies that rely on executive aviation access.

For real estate investors and homeowners alike, infrastructure projects such as this often signal long-term regional growth and increased housing demand. We mention Chandler instead of the existing Mesa Regional Airport due to its vast size and ability to handle the growth necessary based on plans at Sky Harbor International Airport in Phoenix.


East Valley vs. Scottsdale: Understanding the Difference

For buyers unfamiliar with Phoenix, understanding the distinction between the East Valley and Scottsdale is important.

Scottsdale

• luxury homes, seasonal and second residences
• golf courses and spa resorts bringing destination tourism
• Camelback Mountain, McDowell Sonoran Preserve, Phoenix Mountain Preserve
• higher price points and prestigious neighborhoods

East Valley

• family-oriented communities
• employment-driven housing demand
• newer suburban development
• strong rental and investment potential

Both areas play important roles within the Phoenix metropolitan real estate market, but they appeal to very different buyers.

Because of its connection to major employment centers and its concentration of young families, the East Valley has become a compelling market for long-term residential real estate investment.

Several factors contribute to this:

• population growth tied to job expansion
• strong demand for entry-level housing
• consistent rental demand near employment corridors
• continued infrastructure investment
• availability of newer housing stock

Many investors view the East Valley as a market where rental demand often appears before ownership demand, particularly when major employers expand operations and bring new workers into the region.

When buyers relocate to the Phoenix metropolitan area, they often begin their search in well-known destinations like Scottsdale or Paradise Valley. However, this is very different for those looking for employment centers, family priorities, and long-term investment considerations, and the East Valley frequently becomes a very attractive alternative.

For young families, it offers thoughtfully planned neighborhoods and community infrastructure.

For investors, it offers proximity to expanding employment corridors.

And for many relocating professionals, it provides a practical and affordable path into one of the fastest-growing metropolitan regions in the United States.
