Today, vacant land in Paradise Valley typically begins around $3M to $3.5M per acre, while construction averages $600 or more per square foot, often requiring 18 months or longer to complete. One of the most interesting shifts I am observing in the 2026 Paradise Valley luxury real estate market is the growing demand on new construction homes and its impact on resale properties.

For years, these two categories coexisted in the marketplace. Today, however, they are beginning to operate almost like two separate markets.

  • 32 New Construction Homes (MLS Listings, total new construction underway estimated to be 60-90)

  • 124 Resale Homes

While resale inventory remains higher, new construction is capturing disproportionate buyer attention.

Why?  Because the newest homes in Paradise Valley are extraordinary.

Architects, builders, and interior designers are producing world-class luxury homes featuring Organic-Luxe interiors, dramatic ceiling heights. expansive glass walls, indoor/outdoor living integration, wellness-rooms, saunas, cold-plunge, red-light therapy, "dirty kitchens," multiple high end oven stacks,  warming shelves, walk-in/auxiliary refrigerators, vacuum-enabled laundry shoots, steam closets, resort pools amenities and outdoor entertainment with features such as full kitchens, rain curtains, and water slides.
