Traditional home search sites still sort homes by list price alone. But the price tag isn't what you live with. Today's interest rates, property taxes, insurance and HOA dues can make two homes at the same price cost very different amounts each month, and a price filter can't show you that.

Inside, look at room relationships, natural light, circulation, storage, mechanical systems, and whether guest or work spaces can adapt over time. Review disclosures, title and survey matters, governing documents where applicable, insurance considerations, and independent inspections. Often the marketing and showing process can be more contained, but "off-market" does not mean anonymous or exempt from documentation. The seller still needs confidence in a buyer's capacity and terms, while the buyer still needs appropriate access and due diligence. I approach these conversations professionally and protect the client's interests without assuming secrecy that a transaction cannot deliver.

Compare the practical demands of each property: landscaping, pools, roof and exterior maintenance, security systems, HOA rules, and the availability of reliable local service providers. A condominium, patio home, gated community, or single-family estate may each offer a different balance of privacy, amenities, and responsibility. Arizona also has one of the nation's lowest effective property tax rates on owner-occupied housing and a flat 2.5% individual income tax rate on Arizona taxable income. Buyers moving from higher-tax states may find that combination attractive. Evaluate the specific property's tax bill and discuss residency with your tax adviser.

Your priorities are the best place to begin. As a starting point:

  • One-acre minimums and proximity to city centers and airports: Paradise Valley
  • Arizona State University: Tempe Town Lake, Mill Avenue, and Downtown Phoenix
  • A home near dining and urban amenities: Old Town Scottsdale, Kierland Commons and Scottsdale Quarter, McCormick Ranch, and Paradise Valley
  • Desert settings and mountain-oriented living: North Scottsdale, Sereno Canyon, Carefree and Cave Creek, selected Paradise Valley hillside lots, or Gold Canyon

Every property deserves its own evaluation; neither a city name nor a gated entrance guarantees privacy, views, or convenience.

Begin with your weekly routine: airport trips, school travel, work, healthcare, golf, dining, and time outdoors. Then consider lot orientation, road noise, neighboring uses, shade, maintenance, and privacy. Visit at different times when possible.
